Resumen
The construction industry is characterized by low productivity, cost overruns and project delays. In recent years, the implementation of Lean Construction and BIM (Building Information Modeling) are helping to mitigate these problems, with a large number of applications worldwide. However, research on the implementation of Lean Construction and BIM in SMEs (Small Medium Enterprises) is scarce. That is why the following article aims to show the application of Lean and BIM in an office remodeling project in Peru, establishing a methodology that involves value management, planning, information management and change management, using lean tools such as Last Planner System, Choosing By Advantages, the Big room, among others. As a result, the implementation provided benefits such as: improvement of value delivery, improvement of the time to collect observations, improvement of stakeholder satisfaction and improvement of information management. The following work will be of help to professionals in the construction sector belonging to SMEs that wish to implement Lean and BIM.
